This house is 10 sided and has 2 floors. The square footage of the house is 3,840; with 2,900 square feet of air conditioned living area, and 940 square feet of storage and garage area. The house sits on 2 ocean front lots with a combined measurement of 160 feet of beach front and 190 feet depth. This allows a generous set back on both sides with native shrubs, trees and flowers for privacy and seclusion. Trees line the circular drive giving privacy from the road also.
The lower ground floor consists of a one bedroom studio apartment, with its own outside deck, air conditioner, shower area, and path to the beach. The apartment has a full tiled bath with shower, a full kitchen with solid wood cabinets, and tile counter tops. The bedroom/ sitting area measures 17'X18' with tile floors, and can be set up as King/Twin beds, and has a walk in closet, and desk. There is an 8' glass sliding door that looks out on the deck, woods, and ocean. The apartment has its own entrance door and parking area so guests may come and go at their leisure. There is an additional 18'X 15' deck located off the apartment with shaded hammocks, seating, and a full ocean view for relaxing.
Located around the corner is a 1/2 bath, tiled from floor to ceiling for outside convenience. There are two large 12' wide by 10 foot high garage doors. One opens to a 15'6" X 24' garage area with parking for one car, storage and work bench. The other opens to a 15'6" X 36' deep parking and storage area.This is large enough to store a boat on trailer, jet skis, wind surfer, or kayaks. Also, there is a large closet for storage of fishing rods and gear.
The entrance for the upper level is located on the ocean side with heavy decorative aluminum security doors that enter the breeze way. Off this room is what we call the freezer room, where we have a chest and upright freezer on one side and a fish cleaning table with wash tub and washing machine on the other side. All floors throughout the house are tile. The indoor fish cleaning table is tile and sloped towards the tub for easy cleaning. Above these are storage shelves on both walls. Opposite this room is the main entrance door with glass side lights which enters the foyer with the stair case. The stairs are custom made with Ipe wood, tumbled marble tile with decorative inserts on the horizontal risers. These wind up to the living area and are framed on the second floor with a glass block knee wall and 150 year old beveled / leaded glass inserts.
The upper floor has 1,920 square feet of air conditioned space, comprised of 2 bedrooms, 2 bathrooms, open kitchen and dining area, and living room. You enter into the open living room with 12' of window area in the stairway, 3 large 12' wide glass sliding doors, and 9' wide dining room windows. This offers a breath taking 180 degree open view of the beautiful pink sand beach,ocean,and coral reef.
The open kitchen has breath taking views of the ocean and beach. It has solid wood cabinets, a marble counter top with seating for 5 -6, buffet serving or casual dining. This opens to the dining area which shares the same views, and has a solid hardwood table that seats 8. Off the kitchen is a walk in pantry for storage, and a full tiled bathroom with shower and marble counters.
Off the kitchen is the entrance to the second bedroom. It measures 12' X 20', with an 8' closet. This is set up with a king /or twin beds, dressers, and desk.
At the top of the stairs to the right is the Master bedroom. This contains a walk-in closet with pull down stairs to an attic storage area. The king size bed looks out an 8' sliding door going to the private outside deck and views of the ocean. There is a closet on one wall with full size washer/ dryer, and wash tub. The master bathroom has walk-in double shower with glass block walls, a double sink vanity, all cabinets are solid wood, tiled walls and floors, with marble counter tops.
The living room measures 17' X 22' and has a wrap around view of the beach and ocean. Located off the three 12' sliding doors is the large upper deck which is just under 1,200 sq. ft. The deck is covered with Ipe, and has open views up and down the length of the beach. There are seating areas, a dining table, and a 6 person Jacuzzi spa located on this deck for both relaxing, or entertaining. There is one out building we call the Studio room. It measures 14'X32'. There is a solid poured concrete cistern below the building that holds 18,000 gallons of water. It is collected from both the main roof, and the roof covering the studio. Both roof areas have standing seam aluminum roofing. The water has a double filter with a black light to clean any impurities. This makes for the purest and best tasting water we have ever had. Above the cistern is a frame building which is fully insulated, has concrete board inside, and out, Andersen windows, full tile floor,with an 8' garage door, and a 3' entrance door. There are a pair of sliding doors on the storage area closet, which houses the 15 KW Perkins diesel generator, diesel tanks, and lots of storage shelves. This building is now used as a photography studio. An 8 foot patio door could replace the garage door,and a bathroom could easily be added to the side of the studio making another full apartment. This could add to the income potential of the property. Based on existing island rentals , the upper level of the house can be rented for up to $3,500 a week. The lower level studio apartment can be rented for $1,500 a week. The studio could be rented for $1,000 a week. This would give the property an investment return of approximately $6,000 a week
